I’ve seen enough videos and taken enough seminars to know a positive attitude will help you through the toughest of times. OK, I’ll keep doing that, but some of the things that have changed are rather obvious, some are more subtle, but we have turned a corner in the market. I’m not talking about housing numbers, shadow inventory totals, or even listing more homes. I’m talking about the actual industry as seen through the eyes of a full time Realtor.
I am aware a lot of the agents are in survival mode. Some of the best agents have had to sidetrack their business and take jobs for the survival of their families. Finding an agent in today’s new market is daunting enough, but finding an agent who still available and eager to help seems to be hard to find.
My last two clients started to work with agents, but never got a chance to see anything because the agent never returned multiple calls for a callback. I was trained to believe in the caller; the caller is golden, even if why they call isn’t. I also suffer at the hands of agents who seem to have better things to do besides doing business together. That’s really an intricate part of the major problem- you have to work at the business to make it successful. It’s no longer a “perfect fit” customer world where the buyer just walks up and buys. I have learned to leave messages for their brokers when the agent fails to return my calls for a third time. I have to wonder why some agents do that. That makes no sense.
I am also seeing another trend; showing homes based off the listing description are not like they used to be. There is a huge chasm between the two housing types, the common home sale and the distressed home sale. I have been a foreclosure mitigator for a major bank in Chicago, so I have seen homes on both sides of that story, but now they seem to go through the foreclosure system but never list again.
Homes are best when they have been lived in or at least used. How can a bank take back an asset and not try to recoup that investment? Is it the banks hope to have the Federal Government relive them of the loss with another type of bailout? If these homes are not going on the market, how can the lender justify a deficiency balance when the home doesn’t sell for 2 years? 3 years? The estimates of these foreclosed homes, known as shadow inventory, are in the area of 700,000 homes. Add in the fact each day they foreclose and you have to wonder where all the good homes are.
We need to be better at working together to find solutions, even if it’s a simple returned phone call- it all matters in the end. It’s a skill to navigate the distressed market- the special challenges it brings are nothing like the retail home market. As a full time Realtor, I welcome all buyers but the special challenge is matching up buyer and seller the best you can by working together before the home simply disappears off the market. Buyers need to trust agents to get the job done more than ever before!

It's the best title to the book I am currently writing. The reason I think I see this in people so much is that we aren't keeping open communications the listener can hear. Here's how I figured out the name and concept.
I am more than plugged into the foreclosure genre for quite some time. I even did the processing at a bank here in Chicago putting the screws on people. I've experienced both sides of their table and in some their cases, they're victims in some way and compassion is called for. That's why I started out to get my license and quit the banking side all together. Life is so much more rewarding than a $52,000 a year J.O.B. which was going no where fast, too.
I think it's a shame so many need to be so overly cautious and selective in 4 walls and a roof. There's so much to chose from! It leads to what is choking our economy right now, hereby being called Fuster Clucking. Fuster Clucking is being so in your head and any and all reasonable steps forward will be negated by confusion and doubt, and there you sit. In the Fuster Zone. Maybe a better way of saying it as a Current customer acting complacent to moving forward or avoiding to commit to moving forward. We all get it in some form from time to time. Uncertainty in today's market is also understandable. I see it all the time and once again I witnessed failure to move forward cost someone one great house they wanted. I can identify the action but what I remember is I need to help them conquer it.
I'm going to be looking for answers to this zone I see people fall into and I can see I can apply it to many different areas of life. Where do I get lost in confusion so I can avoid making a bad decision? Where do I as a Realtor fuster up making one more call, send one more postcard, post one my Craigslist posting? It reminds me of a quote:

Our job is to teach that when we see our customers in the Fuster zone. How do you get them to say what is going on for them? Well, we know it's a fear- they stopped 'hunting' and are now stationary/what did that to start with is a behavior to look for. Slow returned calls or no calls at all. Emails aren't opened for days. Docs taking forever.
I think the only way to get this hurdle resolved in a kind and gentle way is to pop by and visit 24 hours after asking for the papers/doc/actions to be performed. I'm even set meetings in Starbucks and Caribou's to get the bonds established and solidified. I ask them what time do they make their first stop in the morning (i.e. Starbucks by 6AM? etc) and just meet them there. It won't take long, they're on their way to work! Promise to FedEx any originals if dealing with docs. I do it so I can ask about them and maybe show them the next step and estimated turnaround times and you're done. You need to have them feel safe with the process unfolding.
I like the loyalty to the customer is Job1 anyways, and yes it's hard to keep going, but being there for them is what keeps a customer loyal for years, and all those referrals will keep the business going...one procrastination after another.

I know this weekend is a holiday weekend, but this one is going to be a little different and it reminds me how we just zip through life doing our thing and not smelling our roses. This is a rose I want to share.
First off, it's Memorial Day. It's a day to stop, and picture the ones who came before us, who gave their lives to ensure our beliefs were protected, and just somehow, in our own way, say thanks. Most of us will, somehow, make peace in our minds for those who have, and are serving our country. As a pacifist, I truly wish their jobs to defend was struck from their job descriptions and eliminated. I also know as a realist that won't happen, nor should it, until it is time. It's just not time. That day will only come when each of us, in the moment, and in every moment, chose love over fear. It should be rule#1 we teach but yet it's the last thing we teach.
I'm stopping to picture the regimens, the platoons, the privates out of boot camp, the pilots, deck personal who launch the planes at sea, the Blue Angels and their team, and all those who passed through the service unharmed. YOU ALL MADE IT POSSIBLE FOR ME TO DO WHAT I DO, AND I APPRECIATE WHAT YOU DID!
